Rental Qualifications

These qualification standards are used to review applications for tenancy. Any inconsistencies or incorrect information on the application will result in an automatic denial of the application. All potential tenants over the age of 18 must fill out an application. Applications are considered incomplete until government issued ID and proof of income is provided. APPLICATION: Each applicant over the age of 18 must fill out an application. Filling out and application is consent to run a credit/background check. Co-signers must also fill out an application and consent to a background check. There is no application fee. CREDIT/BACKGROUND CHECK: If application is selected each potential tenant must pay a non-refundable $65 credit/background check fee. Co-signers must also pay non-refundable $65 credit/background check fee. No personal checks. Cashiers check, money order, or cash only.


SECURITY DEPOSIT: Security deposit is dependent on credit. Security deposit and any additional deposits are required prior to move in. Money order or cashiers check only. No cash or personal checks.


RENTERS INSURANCE: Applicants are required to provide proof of renters insurance prior to move in.


EMPLOYMENT REQUIREMENTS: Applicants must provide current employment. If employed less than 12 months previous employer information is required. Proof of income is required. Proof of income can be two most recent pay stubs, bank statements, a CAP prepared financial statement, or most recent tax return. Household gross income must be three times that of rent to qualify. Applicants will need a cosigner if they do not meet income requirement. Cosigner must qualify individually. In addition, proof of cash reserves equivalent to minimum of 12 months rent may be used in lieu of cosigner. Additional sources of income will be considered with provided proof (EX: child support, alimony, social security, ect.) All employment history will be verified.


CREDIT HISTORY: Lying on application about credit history will result in automatic denial. History of late payments and delinquencies or collections will result in higher security deposit. If credit is under 600, last month rent is required. Application may be denied if you have filed for bankruptcy in the last 2 years, or if applicant has any bankruptcies that have not been discharged at least one year prior to applying. Applicant may present mitigating factors.


CRIMINAL HISTORY: Lying on application about criminal history will result in an automatic denial. If applicant is under probation or parole applicant must provide contact information for the probation/parole officer. Application may be rejected if applicant has been convicted in the past five years of any crime against a person or property that may pose a threat to other tenants, neighbors, or property. Any applicant who is required by law to publish their address on a publicly available list of offenders will be denied. Applicant may present mitigating factors.


OCCUPANCY: Allied Property Management follows the fair housing standard of a maximum of two occupants per bedroom.

PETS: For pet’s to be accepted tenant must provide a complete veterinary history. Proof of animal being up to date on immunizations and sterilization and registration is required. An additional deposit, “pet rent”, and pet addendum is required. Applicant must provide photo of animal prior to move in. We reserve the right to deny application based on the size, species, or breed of the pet. No snakes or venomous reptiles/arachnids. Applicant is responsible for all damages/injuries to property or persons caused by pet.


SERVICE ANIMALS: For pet’s to be accepted tenant must provide a complete veterinary history. Proof of animal being up to date on immunizations and sterilization and registration is required. Applicant must provide a doctors note, a reasonable accommodation form, and photo of animal prior to move in. Animal may not cause undue financial or administrative burden on the operation of the property. Applicant is responsible for all damages/injuries to property or persons caused by animal.  Allied Property Management is an equal housing opportunity provider.
